Northern Premier Investments’ latest project is one that is closely tied to the Alberta Government’s initiative to create an Eco Industrial Petro Chemical Cluster. Their plan calls for further adding value along the petro chemical value chain by extending today’s massive oilsands extraction of bitumen in northern Alberta, and subsequent upgrading and refining of that bitumen in the Industrial Heartland, to now include the manufacture of petro chemical products in northeast Edmonton. This petro chemical manufacturing area will take feedstock (waste product) from the upgrading and refining of bitumen and through various processes create end user products such as fuel additives, plastics and a multitude of other petro chemical products.
The decision was made to locate this Petro Chemical Cluster in the northeast quadrant of Edmonton. To accommodate the numerous planned industries the City of Edmonton has allocated 12,000 acres of agricultural land which this spring was re-designated to industrial land by Council with the passing of the Horse Hills Area Structure Plan. This parcel of newly designated industrial land, now called the Horse Hills Energy and Technology Park, is anticipated to eventually provide up to 140,000 jobs and billions in revenue to the province of Alberta and industry. The Alberta Industrial Heartland is the largest petro chemical area in Canada, which includes a number of upgraders and refineries, was just expanded to include this Horse Hills Energy and Technology Park within Edmonton. This was the first step in preparation for an aggressive marketing and communication strategy to promote the area to industry both locally and internationally.
Northern Premier Investments has a holding of 526 acres at the prime location of the very north east corner of this Eco Industrial Energy Park. This property is the closest parcel within city limits to the upgraders and refineries, bordered by two access roads and adjacent to services. With the recent Area Structure Plan approval, Northern Premier Investments is preparing an application to have these 526 acres rezoned to industrial land with land usage allocations of Logistics and Light Manufacturing.
