Northern Premier Investments Phase 1 is a 153.79 acre parcel of 526 total acres of land NPI owns in Edmonton’s North East corner. Bordered by three major traffic arteries, this prime development land is a dynamic investment opportunity as all roads lead to Alberta’s Industrial Heartland. Edmonton's northern boundary, Highway 37, runs along the property to the north. The city’s eastern boundary, 33rd Street, borders to the to the east. Highway 28A to Fort McMurray delineates the western border and Highway 15 to Fort Saskatchewan is just a ¼ mile south of the parcel. Our property has a mile of frontage on each Highway 37 and 28A making it easily accessible and valuable for development.
Edmonton is Canada’s largest processing centre for the petroleum, petrochemical and chemical industries. It is located just a few kilometers from Alberta's bitumen processor hub, known as "Upgrader Alley" in light of the oil upgraders already existing, planned and being developed for the area (upgraders turn heavy oil into synthetic crude).
The City of Edmonton recognizes the enormous opportunity to benefit from the complimentary growth in Alberta's Industrial Heartland and an area closest to the heartland within the NE quadrant of the city has been identified to be rezoned to industrial land in 2009. The feasibility studies conducted conclude sufficient feedstock exists today without any further oil-sand or upgrader expansion necessary. CN Rail has started upgrading their lines to support heavy loads from Ft-McMurray and AIH spending $134M and has committed to spur lines in the Horse Hills Industrial area. In 2008 an area of 5180 hectares (12,800 acres) was named the Horse Hills Eco Industrial Park and during an open house with area land owners October 1, 2008 a concept plan was presented to the public. The concept for Horse Hills is an Eco Industrial Park and largely made up of findings and recommendations contained in an industry analysis commissioned in June 2007 by the Alberta Government, the City of Edmonton, the Edmonton Economic Development Corporation and the Industrial Heartland Association and prepared by the Kline Group (see the Kline Group presentation here).
The study, delivered in May 2008, called for the development of an eco industrial cluster focused on the petro chemical value add products, including related industries to support operations such as logistics facilities (warehouse/shipping), manufacturing, a business park, and research & development. This is a very large initiative and we believe strategic to the Industrial Heartland with far reaching implications for decades to come as Alberta continues to build this petro-chemical value add chain from feedstocks that are otherwise being exported to foreign markets today from Alberta's upgraders. As these inexpensive feedstocks are available today the Kline report outlines the viability of developing this Eco Industrial Cluster.
As international industry leaders develop projects and plan expansions, the demand for land opportunities continue. Northern Premier's real estate holding of 525 acres within the Horse Hill concept plan has a future use designation of logistics and manufacturing. We are confident this will represent a strategic opportunity for one or more logistical players as the Alberta and federal governments have been promoting Port Alberta for the past several years to global markets. The Port Alberta initiative works with the Port of Prince Rupert, BC to link North American markets globally as Edmonton is a key inland staging area for trade between Asia and North America. The announcement by the Honourable Rona Ambrose, President of the Queen's Privy Council for Canada explains the Canadian government's support for this initiative, (see announcement here)
The continued construction throughout Alberta, and in particular the Heartland and Horse Hill industrial facilities, will require staging areas for materials and equipment to consolidate within this critical corridor. Northern Premier will work diligently to provide our land for this highly desirable staging area such that it can become a strategic opportunity for logistical support for decades to come.
The Alberta government compiles and reports quarterly each project within the province that is budgeting over $5 million to complete, the 2009 third quarter reports 1038 such projects registered within the province and the value of these to be $239.8 billion.
